Where to buy land in Pontevedra
The average price of urban land, more than €130/m², in the province is the highest in all of Galicia. The cheapest land in Pontevedra is found in inland areas far from the capital. Therefore, the towns with the lowest prices are Soutelo de Montes with the minimum value of €1.80/m², followed by O Castro with €1.90/m² and As Neves with €4.90/m². Other towns that have the cheapest farms, in terms of average value, are Gondomar, Sabarís, Salvaterra de Miño and Nigrán.
As for the cities with the highest plot prices, a large majority are concentrated in areas close to the two main cities: Vigo and Pontevedra. Therefore, the highest cost in the province is found in Mondariz, with €568/m², followed by the capital of Pontevedra with €104/m² and Salceda de Casillas with €75/m². They are followed by A Guarda, Moaña, A Cañiza, Cangas de Morrazo and Gondomar, with an average value of €46/m² and €62/m². Concerning developable land, its situation is somewhat different from that of urban land for sale, concentrating mostly on the coastal part of the province.
Land value is influenced by the phenomenon of emigration
The province of Pontevedra is located in the northwest of Spain, to the southwest of Galicia. It has an area that exceeds 445,000 hectares, that is, more than 15% of the Galician autonomous community. The influence of the Atlantic Ocean generates a climate characterized by mild temperatures and abundant rainfall throughout the year. However, it is the Galician territory with the highest number of clear days. The base of its economy is the service sector, although the industry has gained a lot of weight in recent years.
The phenomenon of emigration causes large population centres to concentrate in the main municipalities, among which Vigo, Pontevedra and Vilagarcia de Arousa stand out. The result is the high demand for urban land, which generates one of the highest average values for urban land in Galicia. Concerning rustic properties, the opposite occurs. And it is that emigration produces the depopulation of rural areas. For this reason, there is greater availability of undeveloped land, so the average value of rural properties is one of the lowest in the autonomous community.
Rugged geography, with a predominance of forest land
It is a place that presents very rugged geography, which covers more than 300,000 hectares of rustic territory. In its landscape, numerous mountain ranges belong to the well-known Galaico Massif.
The ageing of the population, added to the depopulation generated by emigration to the main urban centres, is causing the primary sector to lose weight. The land used for agriculture occupies more than 10% of the total Pontevedra, that is, more than 60,000 hectares. The predominant crops are non-associated vineyards, corn, fruit trees, chestnuts and wheat.
The forest land is a great highlight, due to its extension and its relationship with the economy. It has an area that exceeds 250,000 hectares, which are divided into timber forest, open forest and woody forest. In addition, it has great relevance in the industrial sector, since its volume of forest exploitation allows it to supply the province, the autonomous community and a large part of the country.
The coastal area, the epicentre of urban and developable land
It presents a great irregularity in the population distribution. And is that more than 75% of its inhabitants are located in the municipalities near the coast. It registers a population density higher than the national average, with Vigo being the most populous city in the entire province and the autonomous community. It is the town with the largest territory, followed by Pontevedra and Vilagarcia de Arouca. As a whole, the urban land comprises an area that exceeds 27,000 hectares, while the developable land occupies more than 17,000 hectares.
An industry that has grown in recent years
It is the Galician province with the most tourist development. Therefore, the service sector is the main pillar of its economy. However, the industrial sector is the one that has grown the most in recent years. It has an area that exceeds 1,000 hectares of industrial plots, distributed in more than 30 polygons. The most outstanding areas of work are the automotive industry, shipbuilding, food, chemicals and pharmaceuticals.
Pontevedra is very conditioned by the depopulation of the most natural rustic area
It is a place marked by rural depopulation, which leads to a more powerful and irregular service sector since it is concentrated in the main municipalities. This also causes great contrasts in the average value of the territory, since there is greater demand in larger cities. In short, it is a developed province at the urban level, but it is losing its rural development, one of the great values of the region
